Mortgage lenders: what their real loans looked like

Every mortgage lender has to report its loans to the government under the Home Mortgage Disclosure Act (HMDA). That lets you see, for real past loans, how many home loans each big lender made, how often it turned applicants down, and what rates and closing costs its borrowers actually got. It's history, not a quote: always get Loan Estimates from 2–3 lenders.

Denial rate = denied applications ÷ (originated + denied) for home-purchase loans; it reflects who applied to that lender, not your odds. Rate spread = the loan's APR minus the average prime offer rate for a comparable loan when it was locked (lower is cheaper vs the market; negative means below the benchmark). Medians are for conventional first-lien home-purchase loans the lender made. HMDA is past data, not a quote. Source: CFPB/FFIEC HMDA 2025 data via the HMDA Data Browser (pulled 2026-10-12).
