Illinois HELOC & home equity calculator

$100,000 available

Available = value × CLTV − balance = $400,000 × 80% − $220,000. HELOC rates are usually prime + a lender margin; the margin and CLTV are your inputs, not lender quotes. Prime: Bank prime loan rate (Federal Reserve H.15 via FRED, DPRIME). A HELOC is secured by your home; rates are variable and the payment rises when the draw period ends.

FAQ

How is a HELOC payment calculated?

During the draw period many HELOCs require interest only (balance × rate ÷ 12); afterward the balance amortizes over the repayment period, so the payment jumps.

Estimates, not financial advice. Taxes, insurance, PMI and fees vary by lender, county and city; confirm with your lender, dealer and state agency before acting.
